A dignified, sustainable and community-anchored model for contemporary urban housing, Webster Avenue in the Bronx provides affordable and supportive homes combined with light-filled communal spaces, integrated social services, interiors developed using trauma-informed design criteria, and active ground-floor retail in an all-electric development. Rising eleven stories, the development delivers 109 residences above a retail base that reinforces streetscape vitality.
C+GA’s design provides a framework for care, support, and community. Onsite services, including case management, substance abuse recovery resources, and education and employment resources, are woven into welcoming environments. Curved geometries, softened thresholds, and a restrained, warm palette mitigate institutional character while fostering calm, safety, and familiarity throughout shared spaces.
Architecturally, the façade employs gray and earth-toned masonry that breaks down scale while conveying permanence and pride. At the heart of the building, an at-grade courtyard and a light-filled public corridor act as a connection, organizing program elements around daylight, views, and access to nature. Upper-level sightlines to the adjacent park further strengthen visual and psychological connections to the broader landscape. Fenestration is carefully calibrated through varied window heights and placements, supporting passive wayfinding, social visibility, and engagement in common areas while responding to diverse user needs.
Amenities are conceived as essential social infrastructure rather than supplemental features. A community room opens directly to an outdoor terrace, an exercise room extends into the courtyard, and a centrally located laundry room functions as an informal gathering space. Supported by 24/7 front-desk security and a live-in superintendent, these spaces establish daily rhythms of care, interaction, and dignity.
