An age-diverse, mixed-income residential building anchors a corner of the Grand Concourse in the Mt. Hope neighborhood. An underutilized, city-owned parcel in a transit-rich neighborhood in great need of leading-edge affordable housing has been transformed into a sleek ten-story building with 34 units of studio, one- and two-bedroom apartments. Eight units are reserved for formerly homeless seniors.

Responsive to the unique context of the Grand Concourse and its distinctive Art Deco residential style, the façade alternates pastel and dark brown brick activated with horizontal accent strips. Bronze-colored cornices, window and storefront frames, mullions, and signage elegantly enhance the two-tone palette, with a metal-framed corner canopy atop the dark brick base. The building massing and façade complement the adjacent 1927 commercial building, completing the streetwall along the Grand Concourse.

This new all-electric building designed to Passive House standards and Enterprise Green Community certification sets a standard for high energy efficiency within the affordable market. 2017 Grand Concourse features energy-efficient appliances and fixtures, and state-of-the-art packaged terminal heat pumps. The building design centers resident health, active design and well-being with amenities including a fitness room, shared onsite laundry, rooftop terrace, and bicycle storage. Street planters enhance the historic thoroughfare’s verdant streetscape.
