A new 15-story 100% affordable housing/mixed-use development in East Harlem with 400 residential units, 4,000 SF retail space, 38,000 SF of community facility space, and parking for 55 cars. The design takes its cue from the image of the rock cliffs of the Palisades across the Hudson. The stepped profile breaks the long street and provides setbacks, while simplifying construction. The stepping also provides opportunities for private roof decks, and the center courtyard provides a mixture of green spaces on grade and at roof terraces landscaped for recreation. The design includes the implementation of the NYC Active Design Guidelines. The initial stage included analysis of different zoning options to make the development feasible, and the design passed the city’s ULURP public review process for re-zoning and General Large Scale Development. Construction began in the Summer of 2017 and completion is anticipated in 2020.
