A new seven-story, mixed-use building in the Bronx, with 45 affordable residential units and ground floor retail. The building is designed to fit into the primarily manufacturing neighborhood, which is transitioning to residential, due to a rezoning based on C+GA’s study prepared 20 years prior. The project is designed to meet Passive House standards and LEED Gold certification, and includes the implementation of the NYC Active Design Guidelines, promoting healthy living.
The façade is equipped with window fins to shade from the sun, which add depth and color to the exterior. Brick is utilized in the residential portion of the building, relating to the surrounding residential context. To work within the scale design of the mid-density neighborhood, the building is broken up by strategically placed metal panel accents and steps in the street wall. The building is crowned by photovoltaic panels that cover a significant portion of the roof.
